Refurbish or rebuilt?
You have to decide whether to refurbish an existing building or rebuilt and it is no easy task for you. What you have to take into consideration is the overall structure of the building. If this is fine and the building needs only its feel or functionality to be updated, then refurbishing is an excellent choice.
Here is why sometimes it’s better to choose refurbishment and not rebuilding.
Lower cost
Of course when you take out the structural costs, the total cost f the project is dramatically decreased. It could cost you a small fortune to demolish a building. And it’s not only the demolishing part. After the old building is gone you have to build a new one from scratch. If you try to reduce unnecessary costs ask yourself, why rebuilt when you can fix up what you have? If the skeleton of the building is not damaged, choose refurbishing.
It’s quicker
Compare how much it will take to refurbish a building versus to demolish and rebuilt it. Refurbishment requires less effort and time. The most time consuming part is stripping what you no longer want, such as floor and wall coverings, furniture, etc.
Less limitations
The council regulations for new buildings are much stricter compared to the ones for the existing buildings. When it comes to council requirements for new buildings you have to be prepared for a very arduous, often frustrating process, sometimes restrictions with height, floor space, and parking and other expensive requirements such as insulated windows and fire escapes. Your ideas regarding the style, structure, and aesthetics of your building might suffer dramatic changes and you might end up giving up on your initial project. But when it comes to refurbishing, there are far less interference from external bodies such as councils.
Increase value
No matter what type of building it is, whether it is residential, corporate or commercial, refurbishment adds value to any building. Adding new doors, changing the layout or the floor, all increase value if you decide to sell it or lease it.
Planning permission is not always necessary
In some situations planning permission is not needed. Planning permission is required only when you have a development project, but interior alterations to a building is not considered development. But if you decide to refurbish your home to transform it into a pub, office or shop, even if no works are being carried out externally, you will need planning permission.
Aesthetic and architectural advantages
Many old buildings in London have been made with highly expensive materials, natural materials and high quality and skilled workmanship. All these factors contribute to a very attractive building, both on the interior and the exterior. Such a building has highly attractive façade, antique furniture and fittings, expensive materials and it is in the vicinity of other architecturally attractive properties. If you refurbish such a building, with high architectural and aesthetic qualities, could add to the financial value of the building.
Of course, sometimes, knocking down and rebuilding is necessary, but it’s good to know that if you just want an upgrade, refurbishment is also a good option.
