7 advices for building the dream house
Have you decided to build your own house? Do you want your dream and your family dream to come true? Here is what you should know before you hit the road:
- The most important thing in the search phase is seeing on average at least 10 to 15 plots of land. House property location is essential because it is the only characteristic that cannot be changed.
- The suitable plot of land is characterized by the presence of utilities: water, gas, electricity and sewerage. If they do not exist, the price for connecting to the main networks will be very high.
- Ideally, the future construction should be positioned with the main facade towards the South, thus having the back to North and two secondary facades facing to East and West. In this way, the house will be flooded with sunlight throughout the day: in the morning the sun will be on the East facade, in the noon and a part of the afternoon the main facade will be under the sun, remaining as to sunset, the sun illumines the Western facade.
- Ask the team of builders for a detailed estimate of the work (about every nail, reinforced concrete and every brick for your future house, how much is it going to cost to bring on the site and how much is it will be to be put in work). Explain that you are not expecting from them an A4 sheet with three prices, but all detailed information to the full, both the costs, as well as execution time.
- To build a shell house, when you ask the builder about prices for each constructive step, it is possible that he put the most of the profit or much of it, only in the execution of the foundation, to protect himself in case of a potential unreliability of you. Stipulate in the contract the quality defects that can occur in the process of building, to sanction with the penalty and on whose money it will be rebuilt.
- Because of the high costs that you have during the construction of a house, you will postpone some improvements for the future years. This is the case of the external roller blinds that cost 90% of the external joinery.
If you moved from the block to the house, you wonder perhaps why you need these external roller blinds:
Think that a house is beaten by bad weather from all directions, nothing protects you from the sun, wind, rain, snow (as happens with a flat, which has many of the walls adjacent to the other walls of the apartment).
Basically, assembling such external roller blinds, you will have an extra method of protection, both for the weather, but at the same time against possible burglary (at night, they give you an extra safety).
- Even if being flexible means to accept new ideas or proposals, you should ensure that they are in your benefit. Try as much as possible fit into the budget even if during the construction process you are tempted to undertake other investments. This is the reason why many people do not have enough money to complete the construction, as you have probably noticed passing by the many uncompleted houses.
