Choosing the land for the house

If in the foreign countries, the state truly deals with children’s education, including their transport to schools, in our country it is still a lot of work to do in this domain.

The external factors that can influence the decision to purchase the land should be: the land price, the neighbours, the condition of the access road, the legal and urban land condition, etc.

The price of the land will always be the main factor that will influence the choice of the land. Many of us fall into the trap of the small price and enjoying the “bargain” we forget to ask the important information related to the land. It should be known that the land is not always cheap and good, and vice versa.

One of the important information that you should check is the disputes or the tasks that are on the land.

Examples would be: lands which have not been debated by the heirs or lands that were before mortgaged loans. These things can be checked with the landed book extract and with the original acts of the land.

It is also very important to ask from city hall in which the land is situated for an Urbanism Certificate, from which it can be obtained the economic status, the technical and especially the legal regime and the condition of the land in terms of urban: outside the city or in town. Bear in mind that to start the construction on one land it must be considered in town.

If the land is outside of town, it can be noticed in town making an application to the City Hall and by waiting for an update of G.U.P.’s (General Urban Plan) or by making a A.U.P. (Areal Urban Plan). Note that both versions will incur additional costs and more lost time.

Not controlling these things, many owners found themselves that after the acquisition they could not initiate acts and necessary works to achieve the desired construction.

Even if all these things complicate and lengthen the land acquisition process, in the future they will save you from many unpleasant things that can appear.

Other factors that complicate and lengthen the process of acquisition but they are for your sake are: the presence of a specialist in topometry when you are viewing the land, the opinion of an architect about the shape and location of the land, the geotechnical nature of the terrain, the height regime and the occupancy degree of the land and very important is the placing in front of utilities from the area.
