What you should know before starting to build a house
House building – what you need to know in advance
One of the first questions that the customers address to us when they want to build a house with us or when they want to renovate a house is “How much will it cost?” Immediately after this next question arises the next one: “How long will this take?”
Well the answer to both questions is “It depends”
We do not want to be evasive, but you must understand that most of the times there are multiple variants that are taken into account to properly assess the duration and the cost of house construction project. One thing that most homeowners do not understand initially is that an initially planned project and also properly designed takes about the same time as the design and construction phases.
The design process can take up to 6 or 8 months for a new personalized house (including determining customer needs, designing these needs and making decisions on the best way of building). And this could take longer if there are complications, and problems like the ones related to permits and approvals. During this period the design and construction team works to understand and prevent potential problems that may arise.
Be realistic
Often it is difficult for homeowners to understand what it means to be realistic for every phase of the construction process. For example, to build a kitchen in a week is just not realistic, because of the number of services and professions involved. It would be reckless to believe that everything could be done in an optimal way in a short time.
The deadline for building a smaller periphery house compared to a personalized luxury home can seem also very confusing. Sometimes the customers ask us why a personalized house has a higher cost per square meter and the period of realization of the construction is longer than in the case of a simple house. The reason is that the developers and the construction companies have teams for working which move from one house to another and are committed to that project. This means they finish their job and go to the next house.
But in the case of a personalized house, the work could take longer, even though we are talking about the same area of construction. Therefore when you are designing a home is better not to make schedules for a short time, because rarely the things can go so fluently.
Understand the construction schedule
Do you know what a demolition requires? The clutter?The noise? The words on a sheet may seem terribly abstract when you look at them in your living room. But things can be totally different in reality. You may need to consider moving to another location to complete the work. If you do not understand what certain parts of the contract mean, you should ask the house construction company and receive the answers that you will need to clarify.
It is also important to understand which is the best time is to start a construction. – The weather (weather conditions)
– The number of workers involved in the project
– The permits and inspections
– The refused or delayed orders regarding the acquisition of materials needed.

But with proper control of the building team, the project should move forward properly. As there are no works of art that everyone considers perfect, as there is no construction schedule that fits all projects. We think here it takes a bit of creativity, even though we are talking about this area which is so technical and quite rigid of building a house.
