Essential details you need to know if you want to build a house

It is not hard to build a house, but nothing on this world is more complicated than to build a house. To paraphrase a famous saying but this is the unvarnished truth when it comes to building a house.

There are some essential details if you want to build a house and the steps are full of pitfalls and complications. From what I saw, heard, lived and from all the situations in which I was a witness, here are some conclusions and as many essential details that you need to take into account if you want to build a house.

The first step is to state the family’s needs and sources of income. A house is built in approximately 6-10 months, so the money can come in installments. However built and covered, a house can withstand in conservation up to one year without damage but when you start to dig the ground for the foundation until you assemble the roof it is not good to take breaks longer than 2-3 weeks.

A house built on your own is with 40% cheaper than the one that a team led by a site director can build. The toughest part is that the construction law has changed. If you want to build your house with one lever you are not allowed to do it on your own anymore. The new construction law forces you to hire a project supervisor, but also other experts in the field. The State Inspectorate in Construction is obliged to verify whether those who build houses do or do not comply with the rules of strength and stability. You can build your own house with one level, but anything else that is built over 3 meters it considered a level and it must comply with the new law. Until now, you needed a permit and a plan of the house and then you could start the work with the neighbors, friends and relatives.

From now on, the house is inspected and at the risk of being demolished it must respect the rules of strength, stability, fire safety, lack of pollution, operational availability, thermic insulation.

If you call on a team of builders and you make a contract with them you should know that the cost of square meter from the first floor and the loft is with at least 40% lower than a square meter on the ground floor.

The cheapest houses are built of brick. They are more effective even than the BCA.

If you sign with a constructor, he must finish the house until the deadline, otherwise he will have to pay penalties, he must leave the site clean and the house at a stage which must be carefully specified in the original contract. It means that the constructor must do all the work to the end. Choose a constructor whom can do all the work to the fullest. In this way you gain time and money. If you choose a team for the foundation, a team for masonry and another team for finishing each team will ask for a higher price for the piece of work that they have done and the final price will be at least 20% higher than if you work with a single constructor. Always pay a part of the money in the beginning, and the other one at the end after the final check because in this way you have the guarantee that you will can interrupt the money for possible penalties applied to the constructor.

Buy the materials on your own. Do not let the constructor to buy the materials and keep the track of them separately. The constructor will never choose optimally between price and quality. In order to know what are you doing inform yourself very well before or make a constructor your best friend!

Take into account to build your house by yourself. You do not have to pay taxes and TVA, so that the price will be lower than if you entrust the work to a construction company. But this means a house on only one level. It is possible to be from now on for many people the optimal solution if not the only one!
